Large rooms and lots of storage. Quiet neighborhood. They mow, shovel snow and pay the water bill.

We've lived here in NBT for 4 years, and have had a great experience. Part of that was the particular section we lived in, as well as the good neighbors near us. This place is an eclectic mix of people, with the vast majority very nice and considerate. That said, there are definitely a few residents with some rough edges. The higher equity buy in, as well as background and credit checks keep the roughest people from moving in and causing trouble. Checking the KCMO police site, there isn't very much crime here, and we see police cars anywhere in the complex maybe 2-3 times a year. We have never felt unsafe outside anywhere in the complex, and there are usually others walking dogs, sitting outside, etc. Comparing this with other housing cooperatives, the carrying charges (rent) are much lower, but the buy in (share price) is higher. There is plenty of space for parking and plenty of green space. The only downsides are the standard paint scheme, and the drawbacks associated with townhouses (neighbors on each side if they're noisy or smoke a lot) and high rehab costs when you move out (but this is a plus when you move in, because the units are in excellent shape).

I will never ever rent from Celtic Properties again. Like the other reviewer says, NOTHING EVER GETS DONE. And let's hope your Central Air doesn't go out! If it does they will just give you one small window unit and shrug when you ask how you are supposed to even stay semi-comfortable in 104 heat on the top floor with a window unit made for a closet? So watch as your apartment, the one you pay rent on each and every single month, falls apart in front of you and all they do is say "we're looking into it!". Here's just a short list of the things I have had to do for myself since Celtic Properties came to manage my building. 1. Buy, set up and dispose of Mouse Traps on a Daily Basis - Clean Mouse Droppings from cupboards regularly (they're coming in through a hole that Celtic Doesn't seem concerned about fixing) 2. Buy my own window units. Top Floor of old building? Well consider buying all your own window units because the "owner" will refuse to fix your existing central air and instead give you a small window unit meant for a closet and tell you to suck it up. 3. Caulk my own bathtub. I had mold beginning to grow all over the place in the bathroom because of inadequate ventilation. They saw it, said they were going to come over and fix it and then never returned. I started having a bad reaction to the mold so I tore the caulk out and replaced it. 4. Seal wall cracks. When I showed the maintenance people the cracks in the outside walls of my apartments that were letting in hot and cold air they shrugged and said it's an old apartment what do I expect. So I went out and bought insulation to fix all the cracks. 5. Ants Ants Ants! 6. We stopped getting mail now. Our mailboxes DO NOT LOCK. Finally the Master box stopped locking and now the Mailman won't even come out. We have to get our mail at the post office from now on! Now you're probably thinking, hey, this is a landlord we're talking about here, they're supposed to be a pain in the ass sometimes. I've had landlords, quite a few actually. This is truly as close to a SLUMLORD as I have ever gotten.

I used O'connor's for my move last weekend, and I've gotta say it was a great decision. I looked at other local companies and had even booked one, but I backed out when I saw bad reviews, about hidden fees, etc. John, the owner, accompanied 3 young men for the moving process. They all did a great job and were friendly and professional. Nothing was broken. It took 3 hours start to finish to move my 2 bedroom house. They moved while I cleaned... I've never used movers before, but it was soooooooo worth the money! I had cash tips for each crew member, including John, but he refused and divvied his portion to his workers. I thought that was very noble of him. If you are on the fence on who you should choose to move you, definitely go with O'connor's. They are small and local, and they really know what they're doing!

After renting from Terry Flood real estate for 2 years I have to say he is the most worthless landlord I have ever rented from (and I'm pretty sure being a terrible person is a prerequisite for being a landlord). Of course the typical BS of trying to take the security deposit (why do these guys think that is their money?), but the most concerning thing to me was the lying. I caught this guy lying to my face no less than 4 times. He also shows how much better he is than you by totally discounting anything you say. During the move out inspection I caught him lying about having the carpets cleaned before we moved in (there was multiple large stains on the carpet when we moved in, that he said we needed to pay to have removed), he took of running like a little girl, without finishing the inspection. This guys is not somebody you want to do business with, go elsewhere. This guy is a first-class liar and thief, STAY AWAY.

Our experience with Terry Flood has not been negative. We rented from him for two years and just recently moved to a larger home. We would have rented from him again, but at the time we needed to move, Terry Flood did not have a house suitable for our needs. One of the reasons we liked Terry was that he would allow large dogs provided the specific dog wasn't destructive or aggressive. We received 100 percent of our deposit, including the pet deposit back about two weeks after the move out inspection. Yes, Terry Flood is strict about the move out condition of his properties, but we didn't find his policies to be much different from other landlords with nice properties. Also, on two occasions we needed minor repairs in the house. We called the office staff and they promptly sent someone to fix the problem. The office staff are very friendly and those are the people that you will interact with on a monthly basis. The only negative with Terry Flood is that he does not allow month to month leases after the first year, at-least that is my understanding of his policies.
