We were told that we were pre-approved for $152,500 and that we could start looking for a home. I gave all of my employment information, W2's, Check Stubs, and everything else they asked for. They understood that I was an insurance adjuster and that my work was seasonal, but that when I was not working as an adjuster I work as an engineer. They understood everything completely. At that time we started looking for a home, found one and then made an offer and it was accepted. We were under contract and scheduled to close five weeks later. At that time they asked me for a $350 deposit so that they could have the appraisal done. I explained that I did not want to put out $350 if the loan was not going to work. Katie Mae Holston, Anthony Wilkes assistant explained that everything was fine and that we had nothing to worry about. I wrote a check that day for the appraisal. In the mean time I took off time to have a home inspection done which cost me $250 and not to mention the $300 dollars I missed for that days work. On the Monday before we were supposed to close on that Friday I received an email from Katie Mae asking for a bank statement showing that I had the funds for the down payment and closing costs that I was responsible for. I explained that I would not have the rest of the funds until Friday and they explained that they would have to reschedule the closing until the following Wednesday because of that. If I had known this earlier I would have had the funds ready. On Wednesday the new scheduled day to close I didn't receive a phone call or anything until 3:30 pm thirty minutes before the scheduled close time. I was told that closing had been moved to Thursday and that they were having some problems verifying my income. I didn't know what to say. I was told that everything had been approved over a month ago and now they are saying there are problems. Thursday rolls around same song and dance no call. I received an email because I sent one asking if we were going to close and was told no not today. I called today which is Friday 3/20/09 and spoke with Anthony and was told that they weren't able to get the loan approved. I have missed time at work, not to mention the sellers lost time at work, and so far $1200 in my own money. Not only that I put in a 30 notice at my apartment and won't have a place to live in a week. They are refusing to do anything. I was told that I should be thankful that they put so much time into my file! Just thought Other Buyers should be aware of all of this! Your situation may be different, but be sure you know all of the facts before you put out any money. And just because they say you are preapproved doesn't mean anything at all. Don't even waste your time.
