    i rented with these guys through a broker in their upper west side building on W87th. street. These guys were crooks and highly discourage you to rent from them. if you don't believe me, your call but i have no reason to lie about these true experiences. for starters, they jacked up the rent on me by about $300 (i realized after 10 months that the guys below me were renting the same unit for $300 less), forced me to pay the last ten days of the month prior to me moving in(though my official lease did not start until the beginning of the following month), charged me 2 months of deposit. it only gets better from here. I rented in time for winter which was miserable. they would NEVER turn on the heat (ask tenants there, they always put notes out on the elevator complaining about them not turning on the heat). also the building is infested with roaches. i have found so many of them in my bed (serious).     This 2 individuals are responsible for soooo many vacancies at their building, they both are not polite at all, very disrespectful!!! and they do not comply with the tenants needss, Wally is always upset!! and screams at tenants when he is asked to fix something, he is always busy. so he says...he lies alot.....he is always kissing butt to James... HE DOES'T KNOW HOW TO FIX ANYTHING!!! ALWAYS EXPECT SOMEONE ELSE TO DO HIS JOB!!!!!!!!!!! Siba needs to make a few changes starting with the manager, then the Super at 50 East 78th Street ...GET RID OF THIS TWO NASTIES INDIVIDUALS.....

    Siba is the worst management company ever. The management staff are rude, have no judgement, and treat their tenants with total disrespect. Please do not live in any of their buildings no matter how much you like the apartment and price...you will regret it big time!

    I think that the executives at SIBA should join Bernie Madoff in prison! Personally, I dont see a difference they are both criminals. BEWARE of SIBA properties.

    I have to agree with all reviews below. I work in property management and must say that it is absolutely both SHOCKING and disgusting that I am treated the way that I am. Just getting the apartment a year ago was a big enough inconvenience, and the day after I signed the lease, SIBA has been nothing but nasty and awful to me. Their policies do not make sense-their policies only are set up to inconvenience the tenant. They really do not care about their tenants, AT ALL. Do not expect any favors, or any convenience from them. I am sad to say that I will be living here for another 10 slow months. My biggest regret was not moving out two months ago...I strongly encourage anyone looking at any of their buildings to take these reviews seriously-unless you want your property manager to talk to you like you are the sh*t on his shoes-No exaggeration. You would think if you spend $4000 a month on an apartment, you would at least be treated with some sort respect or politeness -NOT HERE-do... Read more

    DO NO RENT FROM THIS MANAGEMENT COMPANY. They will do anything to spoil your stay....they will jack up rent to astronomical levels....threaten to kick you out for painting...will treat you with complete disrespect after you have moved in....almost everyone in the building hates them..... BUYER BEWARE!!!!!

    I have been thrilled with my SIBA apartment . It is in the best location and the best deal around. the doormen are polite and courteous and management treats me with respect. They have been responsive to every request and the building is spotless.

    I am a past tenant of a Siba property, and I have to say the management company is seriously the worst management company you could ever imagine. Their policies do not make sense and based on the way they treat you, you would think their strategy is to make your life hell. It is really disgusting the way they treat their tenants and shocking that they even have tenants at this point. I would STRONGLY STRONGLY discourage any person that is interested in even looking at an apartment to walk away. I have dealt with Mikki too many times, as I was unable to speak to anyone of a higher authority and my experience was so miserable time after time. I was warned before I moved into my apartment, but I did not take it seriously. I thought how bad could it really be? But trust me, they are really REALLY the worst.     All previous reviews are completely correct. If anything, SIBA is even worse than described. Hard to believe, I know. But sadly so true. The players: James and Mikki...psychotic and unprofessional. The Super: Wally...a smelly, lazy, unprofessional dirtbag. Moving out was the happiest day of my NYC life. SIBA abuses their doorman and their tenants. I have never spent more money on something and have never been treated worse. They do not hose their front sidewalks...as is the norm in the hood...to not spend money. They put water in their cleaning fluids. The place is filthy. The apartments are rodent ridden. When I recently departed that hellhole building with excellent location...there were 18 empty apartments in a building of 40 apartments. Why you ask??? Because SIBA is run by dirtbags and is a rodent infected hellhole.     Mikki and SIBA Management are horrific. Heartless, rude, deceptive and dishonest – are their better qualities. The broker warned me about SIBA before signing the lease, wanting me to understand that they are difficult. Since he is in the industry, I should have listened. All the reviews are true. It is truly your worse nightmare come true. DO NOT DO BUSINESS WITH THEM.

    Siba mgmt is absolutely, positively TERRIBLE... RUN don't walk... if you are a tenant, leave... if you are considering, forget about it. The "titanic" describes the hopes of a good relationship/experience that quickly plummets to the depths of the sea. Some specifics... Sam is the principal for Siba. He actually is a decent person, made off well in an earlier life in commodities and reinvested his wealth in new york real estate at 10 cents on the dollar. You may refer to him as the owner of the titanic, too bad he didn't know that the captain was an idiot! Mikki is the head administrator at Siba and as hard to deal with as they come. Not much more to say, but you can call her the engineer of the ship, making things function. Now to the captain, goes by the name James. What a pizzle and rude SOB.     SIBA MGT could not be any less professional. They display complete disregard for their clients and seem to go out of their way to inconvenience apartment hunters. They require an overly absurd amount of information for their applications. They claim to process the applications on a 1st completed, 1st serve basis but when asked about the order of arrivals, can give no answer. In other words, they lie about their own policies. On top of this, they work at a snail's pace and for anyone who knows the nyc rental market, this is unacceptable. It leaves apt hunters stressed out and often without an apartment at a critical time during the moving process. Don't expect them to return your phone calls or emails in a timely fashion either. They will make excuses all day and occasionally make a promises that they will inevitably break.     I STRONGLY recommend against renting in a SIBA building. I lived in one for 3 years and anything that they could make painful they did. They raised the rent astronomical amounts, and when I wanted to move into a larger, much more expensive apartment in the same building one month before my lease was up they refused to let me out of my lease OR give me priority over someone off the street when I was willing to carry both leases for a month. Quite literally, they are the meanes, most difficult people I've encountered in the city. The apartments are nice but it is definitely not worth it. They are the worst.

    The previous reviewers are right on target with this one. I live in a SIBA building and although I like my apartment, anything having to do with the management company is a nightmare. They're terrible to the doormen (they fired nearly every single one last year), and they implement rules that seem designed to inconvenience, rather than help, their tenants' lives. For example, they've recently implemented a policy so that I can't leave a key for any visitors unless the visitors leave their ID with the doormen, so my cleaning lady has to leave them her ID everytime she comes. They're rude and awful.

    These reviews are spot on. I live in a SIBA management building too and they're the worst. Quite honestly, I don't know that I've encountered a nastier bunch, and I've lived in many apartments buildings.

    I would not recomend anyone to go through the process of renting an apartment through SIBA Management Company. Terrible service all the way around.
