I've been living in a Sassouni-managed building on West 11th street for 3 months, and just today found out-only after I investigated the matter myself and called them-that my apt is responsible for a second meter associated with a different apartment number then my own, apt 14, which no longer exists and is now part of my apartment after renovations years ago. Not only did Sassouni not inform us when we moved in that we are responsible for the apartment 14 meter, but they opened an account with con ed in the name on our lease, all without telling us, so that an unpaid balance accumulated unbeknown to us in my apartment. So today, when I finally cleared up the mistake, and Sassouni realized what they'd done, I got upset, expressed my feelings to the sleaze-bag on the phone for not warning me of my responsibility to 2 meters, he said "consider yourself forewarned" and hung up the phone. I'm fuming.

I've lived in a building managed by Sassouni for over three years and after reading all of these reviews I believe I must've gotten very lucky. YES, Sassouni is AWFUL. Ambi truly is as evil and horrible as other users have described, and the worst part is, she's the ONLY person at Sassouni that can make any decisions. I had to fight VERY HARD and it took a lot of calling back and demanding her attention to keep her from raising my rent drastically year after year. And the Company is completely negligent in terms of problems in your building.... However, and here's where I'm lucky, my super is AMAZING! My stove stopped working and he replaced it within two days, my bathroom sink cracked and he replaced it the same day, a shower tile broke and he fixed it the same day, you can see where I'm going. Even with rodents and insects he provides poisons, traps, and has monthly extermination throughout the building and in your apartment at your request. Basically I wanted to write because... This is the worst place you can rent a place from. Sassouni Management is run by very mediocre people (especially Ambi- a complete id**t) who care less about the necessary needs of the tenants such as maintenance / heat or keeping building clean). The building in 273 E 10th street is the filthiest place ever, garbage left in front door, no heat, r*ts in basment, and a lot of ugly r**ches. Do yourself a favor, DO NOT RENT from this company. Trust me you will regret it. In fact, this building should be examined by Health Dept. It is a HORRIBLE AND DISGUSTING BUILDING.

You would be hard pressed to find a nastier group of people to deal with. Everyone Sassouni employs from the corporate office staff, to the superintendents in the buildings, are extremely rude, condescending and unhelpful. Hot water and gas is provided sporadically, heat isn't turned on until well into the cold weather days, repairs are never made, hallways are filthy, rodents and other unwelcome visitors are laughed off...and the worst of it, the tenants are direspected when they try to complain. There are plenty of rentals in this city - stay far away from any owned by Sassouni.

The worst!! Buildings are poorly maintained and super is a total ahole. Construction is ongoing byu workers who are likely under insured or not insured at all. Hallwyas and stairwells are a mess with dirt, dust and dibris. People who work in the office are morons.

I have been living in Sassouni buildings for years now. I could not be happier with my apartment, my rent (relatively in the nyc market), and the people who work there. BITA is a great and definitely brilliant asset to this company and Ambi has only been super helpful. These people will not tolerate any BS and it is obvious that they are just doing their jobs the way they should be done. Those who complain should just start paying their rent on time and stop breaking things on purpose to get rent breaks (I have witnessed this many a time). THANK YOU SASSOUNI!

My wife lived up in a Sassouni-managed building at 97th Street for 10 years; I lived there for 3 years, and moved in two years before we got married. Suffice it to say that Sassouni Management is the worst company I've ever dealt with. Ambi in particular was a royal nuisance, running the gamut from incompetent to outright rude and insulting. I'll start with the building: poorly maintained, plagued with insects during the summer, at least 10 days a year without hot water due to "emergency servicing" of the boiler, lack of adequate heating during the winter, and leaks that allowed water to cascade through the roof (above the 5th floor) and pool in each hallway down to the 3rd floor. The tiles in the hallway walls and floor are cracked, the walls aren't able to hold screws (even with anchors in place), and there's raw plaster patches and uncovered holes in the wall all over the place. As far as the management office staff go, Ambi is awful. Soon after I got married, my wife called... Read more

Though I can't speak for anyone else's experiences, I was quite surprised to read some of the reviews on citysearch regarding sassouni management. I just resigned my lease for a second year in my east village 1 bedroom aparrment. Firstly, the apartment is fantastic. I absolutley love it and will never move out. It is in great condition, and it is apparent that it has been well maintained over the years. Beyond that, any problem I've ever had has been remedied in a very timely fasion. Many thanks to Tony for that! Though few and far between, here is an example: Shortly after I moved in I had a problem with my oven. Tony came ande checked it out and resolved that it would be more cost effective to replace the oven than to try to repair it. Two days later I had a brand new stove. As far as the management themselves, paying rent, appointments at the office, etc...i have to admit that Ive been equally satisfied. My calls are always returned in a timely fashion. And I've been able to sit d... Read more

My name is Mayer Sabag. I use to live at 247 W11th St. which is Sassouni bldg. Reading all of those reviews, I have no idea what you people are talking about , I lived there for almost 2 Years and every time I had a problem, which I didn't have to many it's was fixed in the same day or the day after. There is a very nice person named Ambi that every time I needed something she help me right a way. The bldg is in great condition and well maitented by the management so I will highly recommended to rent from Ambi and i really don't unterstand why people have to said to much b.s I am one of there tenants and i only enjoy to be with them.

I rented a three-bedroom at 24 E 97th for one year. There were rodents and extreme noise from street traffic and the bar across the street. The super was generally helpful, but basically laughed at us when we asked what we could do about our little furry friends. I didn't encounter any problems with the management company per se until it was time to collect the security deposit. They returned it 30 days after we moved out -- minus about $300. They claimed it was because we stayed in the apartment an additional 3 days, but we had not. I'd requested that about two months before leaving, but faxed them a letter more than 30 days before we were leaving to say we would no longer need the late move-out date and would vacate by month's end. That apparently did not matter to Sassouni, or Ambi. Despite proof that I had faxed them in a timely manner regarding our departure, I was told by Ambi, "If you're trying to get your money back, you're wasting your time." I gave them ample opportunity t... Read more

Thank you Mike for signing the anti harassment bill. Slum lord Bitter and Rafael just had the rug pulled out from under them. These yiddish towel heads are going to have more suits slapped on them than Enron. DO NOT RENT FROM THESE CHARLATANS. Rafael's lawyer must be foaming at the mouth he is going to be a very busy man. RIP rafael and bitter. Folks the city of new york has now made it very easy for you to take on your landlord for harassment. Rafael and BItter are widely known for their pseudo strong arm harassment tactics. TAKE THEM TO COURT AS I AM DOING

Sassouni Management is far and away the WORST company, in any capacity, I have ever had to deal with. Their buildings are in disrepair and you have to literally SCREAM at them multiple times to have anything fixed. Oh, and by "fixed," I mean they come in THEMSELVES, do a half-assed job, and give you a lot of attitude as they do it. Please, please, PLEASE take my advice DO NOT RENT FROM THEM! I am looking forward to my lease ending so I can get as far away from Sassouni as possible. Examples of the stuff they pull: 1) They changed our move-in date and gave us the WRONG KEYS so we were there with all of our stuff and no way in. 2) They guaranteed that the apartment would be cleaned before move in and when we arrived there were dead creatures (this site won't let me say what they are... but I bet you can guess), leaking faucets, scratches on and holes in the wall, and dust everywhere. 3) There was a leak in our roof that they had assured us would be fixed before move in--- it took a MONTH... I rent at their E.96th street building, and they are AWFUL! Lazy, incompetent, and dishonest are 3 excellent words to describe this company. We have had a MASSIVE rodent problem in our apartment for the past 4 months and NOTHING is being done about it. It has taken us threatening to have the health inspector come out for them to even return our phone calls. They follow through on NOTHING and half a** any job they actually come out to do. We are paying 3 grand a month to live in a rodent lnfested filthy apartment, and nothing is being done to help us at all. We are impeccably clean, extremely hard working adults who cannot seem to get any kind of response out of this managment company. I fear our living conditions may force us to go to court with Sassouni... if anyone else out there has taken them to court, please contact me so as to give any kind of advice on the situation. HELP!!!!

I had a problem with my toilet a few nights ago at 4:00 AM! The Super was there in a flash! The next day I had a new toilet replaced in the bathroom by the time got home from work. I was amazed. Ambi has always been extremely responsive, too. A bit curt from time to time, but she gets the job done. I hope I stay in this building for years.

These guys are complete a$$holes. People say not to rent from them, but in the NYC rental market, you may have no choice. They are the worst people in the world to deal with, and the worst part, is that everyone puts you through to Ambi. Ambi is a complete C*nt. I usually never use that word, but this b!tch deserves it, and every other bad word I know she deserves as well. How she got her job I don;t know. She works for 2 hours max per day and hangs up on you all the time. If you can avoid them. if not, good luck. Apartments are nice, as long as nothing goes wrong, and you don;t mind loosing your security deposit...which may be 2 months worth...

WE'RE ORGANIZING For tenants in Sassouni owned buildings-let's get together, there's power in numbers and we're in the process of organizing to get the apartments, and building, we pay our hard earned money to Sassouni, to live in-the way they should be-and stay in! We've had some tenant meetings, and an organizer is going to meet with us soon, in our building. Let's come together, and get things done! We live at 1257 Park Ave. See Reviewer Guidelines to understand why we can't give more info :( However, we're going to craigslist and see what we can post there! Thanks!!

They are dangerous -- they knew about an electrical problem in a building I lived in, and they told a tenant that they would have to raise her rent to fix the problem. So, they didn't fix it, and then I got to have the pleasure of a huge electrical fire that destroyed my apartment and most of my belongings. Then they tried to extort several months' rent from me after the fact, and they complained that I came into their office, the day after the fire, with soot on my face. They told me that they would fix the apartment by installing new light fixtures -- I highly doubt that they made any repairs to the electrical system. Truly scary. They are liars and cheats, just really, really evil.

These guys are criminals, period. Lazy criminals. Vampires do more during the day than Rafael Sassouni. Have had a non-stop leaking roof every time it rains for years, they do nothing. It is time to take these pieces of sht down. We need to get a list of all their properties. If anyone knows, please list. But I will start with mine> 324 East 94th Street I am going to take them to court on the roof issue. Need ammo from others to support how incompetent, shiftless and corrupt the organization is.

I will echo some of the other people who have had bad experience with Sassouni. All of the adjectives and nouns used by the previous poster are completely true. These people are lazy, unethical scumlords. You will have issues with them. Maintenance will not be performed. They will lie to your face. They will not return phone calls. They will go out of their way to be as least helpful as possible. This is a certainty. Do not let your broker show you a property managed by Sassouni. It's worth seeing the extra 5-10 apartments. As if it's not readily obvious by this and the other postings on this page, DO NOT RENT FROM SASSOUNI MANAGEMENT!

Sassouni Management is the biggest slumlord in NYC. They overcharge for their units, take kick backs from their internal brokers and they never maintain their buildings. Their buildings are filthy, disgusting dumps. The building I am in has major rodent problems, amongst other issues including the pipes banging all winter long. No problems ever get resolved - unless you do it yourself. The managment is impossible, non-responsive and will de anything they can to ignore their tenents. Any sign of a super is non-existent. Ambi is a nightmare and Rafel Sassouni is a lazy, lying, hiding scumbag. This organization rips off their tenents and makes living in their buildings a miserable experience. Never rent from this company, in fact join in and call 311 to continue to report the substandard conditions that they keep their buildings in and how they treat their tenents.

I have never every written a review before, but then again I normally don't get hung up on. Sassoni is the WORST people to work with, how they are still in buinsess I am not sure. I signed a lease in July for a August move-in and after they raised the rent $2,000 they pushed back the move-in date from August 1st to the 15th then to Septemeber 1st saying that the constrcution was not done. Now, a day before 9/1 they say that it won't be ready until the 15th. The worst part about it is they are NOT helpful and NOT nice. DO NOT WORK WITH THEM!!!!!

The girl who answers the phones can never answer your questions, so she always transfers the call to Ambi, who is rarely there. I was told to call between 9 and 9:10 to reach her! When she is there, she's rude and has no ability to deal with people. She has hung up on me more times than I can count, simply because she has no solutions for a problem she was hired to fix. She loves the phrase 'they're out of the country right now' and seems to think it is an excuse for her incompetence.

Sassouni Management is possibly the worst in the city. Their main person "Ambi" will lie to your face and change rental terms at her discretion. She is also extremely rude, will ignore tenant calls and will not for the life of her return a phone call. Do not rent from this company! There isn't a single good thing I can say about this company - if you MUST deal with them insist that you will not deal with Ambi.

Called 60 days before rent was due and never ever get called back. Continued to call for days in a row. Get a lot of push-back. They love the phrase 'it's in the mail'. They had guaranteed on Monday that I would receive a letter that very Monday or Tuesday. I called Wed after checking mail for three days and still had no letter. She then said I'd have to wait two weeks for the letter. This renewal lease would be for the first week of the last month of my previous lease AND then she said I had to give 60 days notice before leaving. How can I give 60 days notice if I only receive THEIR paperwork 21 days before the end of my lease? Stay away from this management.
