    Rosen has managed our building for five years. . Rosen was hired because they were the least expensive management company at the time. Goes to show you, you get what you pay for or even less It has been the worst experience; Rosen’s office has made so many mistakes that have cost our association a great deal of money. Unit owners have been very unhappy with the lack of service, Rosen’s rude employees and general lack of cooperation. Rosen’s total disregard for the Association Bylaws and governing documents has put our association at risk. If you need advice, don’t ask Rosen management as they don’t know what they are doing and will give you bad advice. If you question them or bring up mistakes they get nasty this includes Randy Rosen. They never admit to making mistakes and would never apologize. . We are in the process of leaving them and it’s been horrible. Rosen refuses to do any work for us but continues to collect the monthly fee. They are worse than every before... Read more

    Rosen calls itself a management company, but I have yet to see them manage anything at my property. They have to be getting kickbacks from the contractors and suppliers because they seem to hire the most incompetent in the city. Don't expect to see any results after you report a problem. It is impossible to speak to a property manager and it usually takes at least 5 calls to see any type of a response. I cannot recommend Rosen to any property owner.

    Hmmmmm, can't find anything worthy of disagreement with every bad review. Three words come to mind - "incompetent", "rude" and "non-responsive". My personal favorite of the responses from the owner to board members - "If you disagree with me please hire a lawyer"

    This company is such a joke....it seems like everytime i turn around there is a new asst property manager handling my acct then as soon as I get used to that person they are gone..hmmm wonder why such a huge turnover in this company..and then for a while my condo didn't even have a property manager and then when i spoke with the main manager of my association they treated me like a child and then being told I was acting like one as well!!! UNFREAKING BELIEVEABLE!! and they couldn't be bothered with me. I have met a couple nice new managers or assistant managers lately that really seemed to care and finally get some thing done....and now they are gone,hmmm wonder why I suppose they received the same treatment as their beloved customers that pay their paychecks.!..this company is such a joke, wayyy too much money, no work done, no call backs even given within a 3-4 day time frame, (and I had no hot water for over a week!!!) if at all and I just can't believe how they have treated me a...     While many management companies struggle to deliver quality services, this is hands down the WORST condo management company you can find. Randy Rosen, the owner, is pretty much a monster. He is not a reasonable or responsible owner. You would think working with the owner would be better than just employees, but I assure you, in any matter, he is always right and you are always wrong. Even when they mis-account for $10,000 or frequently deposit other buildings' checks in your account or yours in theirs. If you are considering hiring them, look at Randy Rosen and talk to him. You have to meet this worm. your decision will be make instantly. And if you like accounting statements that are old, erroneous and impossible to interpret, even for a CPA, then this is your place. Unresponsive to emails and calls, they can't manage a project to save their lives.     Chic: Obviously you do not understand the concept of property management based on your statement. First, the property manager of your building never is allowed to give herself/himself a raise. Second, rates go up everywhere for the cost of running a business. This means the cost of paper, phone service, gas mileage to go to your building, etc. The manager's salary, especially when she/he is working a portfolio, is not based on only on your building. If your statement was true, your Association's Board of Directors would have realized it and canned the management company. You obviously revealed in your complaint that you wanted too much done for YOUR unit and there are limits to that except if the building was causing some kind of destruction to your unit. I advise you to hold off of your harsh complaints toward Rosen. They manage over 200 Associations and seem to keep pumping in more Associations.     Rosen claims to be a management company, yet they never manage a project. Rosen's management philosphy is to hire a company and pay the company without ever overseeing the work. Rosen is nonresponsive, unless Rosen can attempt to disclaim liability for an act on the property. If Rosen chooses to give notice of an event, the notice is always full of typographical errors. Rosen never forgets to increase their rates for the next fiscal year. I would not recommend Rosen to my worst enemy.

    Rosen Management is a very hard working management firm. and at the top of their league. Let me explain: After three months in contract with this management firm, I walk in the door at 11:00 a.m. and face a smiling receptionist. I ask to see the President of the Company, Randy Rosen. Before I can sit in a waiting chair comfortably, Mr. Randy Rosen is right there greeting me with an open hand to shake my hand. He spent one hour and forty-five minutes with me answering my questions. Our condominium building of over 45 units has been in serious trouble for the last eight years - financially and legally. We know that our Declarations and Bylaws are out dated and we do not have a set of Rules and Regulations for our Association. Mr. Rosen advised me as a Board President that we should hire an attorney. He recommended the Board of our Condo Association a fairly reasonable attorney who has valid Illinois Condo Law Experience.     this is the WORST condo management company I have ever been associated with. They are rude, rude, rude and expensive to top it off. Especially Laura, she is unbelievable. She will say the most unbelievably rude things and if you question her, then you are cut off. No more work for your unit. She also gives herself and Rosen a raise every year. And forget about getting more than one quote for a project. They want to use their own guys, I wonder why. Stay away from Rosen if you have any sense at all!

    Do not use Rosen Management. Ever. The most unprofesional and rude "business" I have ever dealt with. If you do not have any issues or rent a unit as a Landlord, you will not know how horrible they will treat you when something happens. Be prepared to be spoken to as if you did something wrong and are a bother. For EVERY question. It is my right as a condo owner to discuss my properties. I was treated as if I was out of line...they ignored my emails, and then was told they will not respond to me again. Mind you, I've never had to deal with them in the past but, boy, when I had to, it was pure shock at the lack of tact. I am in the business world and have never been treated with as much disrespect and unprofessionalism. If they are burned out, get of the business.     This is a terrible "management" company. (The use of quotation marks around management is used sarcastically, as the company manages nothing well.) The people who work for this company are incompetent, lazy and evasive. Rosen is supposed to take care of the condo building I live in 24 hours a day, seven days a week with an emergency line. Problems that occur outside of normal business hours, such as on the weekends, though are rarely addressed in a timely manner or at all. Our building had no hot water for 72 hours because the hot water broke on Saturday and they didn't begin addressing it until Monday when the office opened up. I have personally called the emergency number and have been met with rudeness. One person said he would not address a problem because I was the only one who called about it, implying that I perhaps imagined the icy-cold water streaming out of my faucets.     I am a member of the condo board of our building and called our new manager (one of many who keep leaving the company unexpectedly and with no notice to our condo board) to have some financial questions answered. Other members of the board had tried to get these questions answered but were always brushed off with a dismissive "it's being taken care of". I had called to follow up on an email I had sent listing the documents that the board needed as well as some crucial questions about our financial situation. This new manager put me through to the owner who proceeded to tell me that he wasn't going to waste his time answering my email because he'd already discussed it with the other board members. When I tried to explain that we were all confused and would really appreciate some information, he starting yelling "I'm not going to go into it with you!" several times, until I finally had to hang up the phone.     I wish I liked Rosen Management, but I also wish that my monthly assessment went to something...anything. I have been living in my building for two years, and because they mistakenly charged me the wrong assessment amount since I moved in my assessment increased almost 20% this year. Ouch, considering that my building is dirty. How is it dirty, you ask? Let me count the ways... First off the snow removal is inconsitent (ok, not really dirt, but whatevs). Some days he's right out there, others it will take two days for it to be cleared. Like this weekend when my whole family was visiting for Easter. Secondly, the floor of the front entrance is nasty dirty. It's black and white tile, or should be anyway. It's more gray and black. And if you look at the edges of the floor by the baseboards, there are lines of dirt piles from where the mop pushed the dirt into the corners. YUCK!     i've lived in a unit managed by rosen for more than 3 years - and i have also served on the board during this period. my main observation is that they are extremely slow in attending to repairs, whether small items (e.g. lights needing to be replaced) or large items (e.g. masonry work). timelines are consistently not met, with poor explanations for the delays. despite having a "senior property manager specialist" assigned to our building, i don't have a general sense that this person is actively involved in helping us to take care of our building. i would not recommend them to anyone.

    They have been managing our building for about 1 year and a half. This time a lot of times members of the board call, leave messages in the voice mail, e-mail and we get answers back after days or not at all. Staff incompetent, they cannot answer straight to a question without "advising" with the owner before. I would not recommend them to anybody. worst possible service.

    I wouldn't recommend this property management company to anyone. I've been living in a property they manage for over a year and every instance for which I request their services they are either non-responsive or several weeks have passed before they address the issue(s). If and when they get around to repairing a reported problem, it's poorly completed and the replacement parts (if any) are of the lowest quality...therefore, causing the problems to persist and reoccur. At the beginning of this winter season when the temperatures were well into the 40's our building lost it's main boiler unit on a Thursday evening. It wasn't until the following Monday that they sent somoene out to repair it. We were without heat and hot water for almost 4 days. If, for whatever reason they DID send someone out earlier and they were just waiting on parts to arrive to repair the unit, they didn't communicate that information to the unit owners.     I strongly agree with thetruth60614, I have been through hell recently because of Rosen Management. I live in a condo managed by Rosen Management Services. They do not respond to phone calls or call back, they definitely do not work 24/7. Their staff is extremely arrogant and unprofessional. They keep increasing assessments and a week long project to fix the front entrance of our condo building took 16 weeks to complete and we had to live with the noise and dust coming into our homes for that long. They closed the front entrance for 2 months and caused inconvenience to senior citizens, school children and visitors who were forced to use the rear exit.

    Our association has been through a couple of different managment companies and this one by far is the best. they use their long standing relationships with great vendors and get us great deals. they do weekly walkthroughs and recommend areas that need improvement to avoid problems on a larger scale. they have assisted our association with some large financial issues. our property manager and assistant are wonderful and responsive. their staff is kind, patient, and experienced. they are on-call 24 hours, 7 days a week for emergencies. i give them my highest recommendation.

    I am on the board for our condo and we have had very bad experiances with Rosen Management. The staff does not respond to phone calls or email in a timely fashion. Problems with the complex are reported, but they are not fixed. When something does get fixed, it rarely gets fixed right. We are often charged exicsive amounts, because they do not shop around for quotes or have a good working relationship with local contractors in the area. They also gave themselves a raise and did not notify the board. Its very aggravating. If you want details, please contact me.
