    People above are right. The worst telephone navigation system ever. It'll take you through circles and circles... sometimes, you'll push a button to be led somewhere, but you're taking to the same menu! message inbox is usually always full not letting you leave any messages. I've never encountered rude service though. They are generally quite nice and responsive to anything you ask. Also, I must say it's the first place i've ever lived in where i'm asked to give an additional security deposit with almost-yearly rent increases to match the current rent.

    Mr. Oishi is hard to reach by telephone, and very difficult to converse with. Avoids direct questions or answers. Takes days to get calls returned. Refused to put his concerns or directives in writing.

    The employees are very rude. They were never helpful, even when it is their responsibility to fulfill the contract. Their phone never worked. They do not answer phone calls, do not return phone calls, do not care about messages you leave them regarding emergencies in their property and it was their responsibility to take care of them. They appear to be professional before they sign you sign the contract. But after that, they do anything they can to take advantage of you and deduct the deposit as much as they can when you move out. They basically ignore you whenever things are broken and they are supposed to fix it, even if it is emergency and it is their fault. They take advantage of renters as well as property owners. So be careful!

    I moved out this summer, and got $993 back from my deposits out of $1400+, I didn't clean outside of vaccuming, but I got all my stuff out on time, and met with Shari and her assistant(chris???). I put in blinds about $400 worth on the windows that I didn't charge anyone for and was ok leaving them up. Anyways, they charged me for cleanup of the backyard and replacing 2 bushes(I'm not a gardener and I told them so sheesh), shampooing the carpet, and touchup paint, I got all the bills and the dvd that these two took while I was there. Am I happy that I didn't get all of my deposit back? no. did they rob me? Yes and no... all their bills were legitamate I guess but there should have been some consideration for the blinds. BUT I have been renting for 15 years and overall these guys aren't that bad, they need to work on somethings though... oh well I'm a home owner now so peace... 3 outta 5.

    My wife and I own some rental property. We made the mistake of answering one of their postcards for property management. They boast a low vacancy rate and "proven procedures". What a joke. We''ve had more headaches than managing the properties ourselves. Ineffective vacancy marketing results in low ball rents. They have to rely on craigslist and even then viewer has to call their dead end phone system. Try calling one of their ads yourself and see if you can make any sense of it. Another thing is my wife and I always are professional and treat our tenants with respect. Unfortunately this is not the case with Oishi's. We decided to drop them after some of our tenants contacted us and complained about poor and rude service. A good lesson for us. We were lazy and did not do our due diligence checking out the company. How this company survives is beyond me.

    I can't speak about Oishi's treatment of renters, but I can share my experience with trying to get one of their properties. I attended what was described as the first showing of a property. But there was already one woman allowed inside the property before the rest of us entered. I was the first in the group to offer my application (and my wife's) along with the $20 application fee per adult ($40 total). I believed that I had a pretty good chance of getting the property, since I was the first of the group of people attending the first showing to hand over my applications and fees. They said that they would make a decision the following day. The next day, however, I never received a call. Other property management firms had already accepted my offers on more expensive properties. I contacted my references (university, employers, banks, previous housing managers, etc.) and discovered that Oishi had never phoned them to collect information about me.     I rented a house from them for about 1.5 years, took care of as if it was my own. I spent 2 full days cleaning, touch-up painting, and got carpet professionally cleaned. They said that the house looked very good, and I should expect my deposit back soon....That didn't happen, I got 150 dollars back...They came up with some untrue demages, and things that needed to be fixed...I argued with them for a couple of weeks, but never got more money back....It is sad what they do to people that actually took care of the property, instead of trashing it...

    The grounds are kept up surrounding the apartment building and the person we may be renting after has not mentioned any complaints. Yet this person does sound very familiar. He could be anyone of a number of slum landlord representatives that we have known. If you have rodents call the department of health! They will call the landlord. Tried this once at work for the dirty employee break room. It was clean the next day.

    I rented a house from there for about 2 years exactly and only moved because I am now a homeowner. Before I left that house, myself and a cleaning crew spent 5 hours cleaning that house from top to bottom and I had the carpets professionally cleaned; it looked perfect! When Oishis came to do the inspection, they told me it looked great. When I received my deposit check and a video taken by them of the house, there was money taken from it. They complained of things in the letter that came with the deposit check that was totally opposite of the video that they took saying how good everything looked. When I wrote them a letter back explaining that, they said there were other things wrong with the place. I realized I wasn't going to win with them and that I should have taken pictures of the entire place before I left. My fault for not being thorough I guess!

    Oishi Property Management is a company of incompetents. Each time we had a vacancy it took them forever to rent it out AND we discovered it was rented for way under market value. They have no idea what they are doing. We received several complaints from our tenants as well. We do not recommend them as a management company.

    My fiancee and I got a house with his brother and wife thru Oishi's, when problems started happening in our household, like a lease that says no pets and room mates that have 5 CATS and i am pregnant, we gave them a chance until the cats began to reproduce their chewed food (cant use correct term) and it sat for weeks in the dinning room were our children should be able to eat, and then they got sick and pooped everywhere it was left for a day, one cat would urinate on my kids blankets, my new babys bassinet, we talked to the room mates they said ooopppss and did nothing, so we contacted Oishis on what to do and they told us because of all the other lame issues in our house to move!!!! that we should follow this 19 year old girls rules or move out. We are supposed to be adults and we have 2 children and one on the way, yet they are willing to put us on the street then help us live in a normal environment.     We were thinking of renting from this from OISHI'S PROPERTY, but you can't even talk to a live person on their phone, and I am glad I read the reviews. I hope this company reads this stuff and does something about before BETTER BUSINESS BOARD does!

    BE AWARE OF THIS SCAM COMPANY!! DO NOT RENT FROM THIS COMPANY! !!! ONE OF THE WORST PROP MANAGEMENT COMPANIES IN LAS VEGAS, NV. THE STAFF WERE REALLY UNPROFESSIONAL. THEY TRY TO RIP YOUR MONEY OFF WITHOUT DOING ANYTHING. I CALLED THEM TO FIX ONE OF THE WINDOWS IN THE HOUSE, THEY DID NOT RESPOND UNTIL 3 DAYS LATER. THEY TOLD US THAT THE PROBLEMS CAME FROM ONE OF MY KIDS. THEY TOLD US IT WAS OUR FAULT. DON'T RENT FROM THIS COMPANY PERIOD!!!! SO BOTTOM LINE IS THIS COMPANY IS A SCAM ARTIST!!!     Horrible with customer service. They do not care about you. Even if you have questions, they really do not want to spend time to help. They treat you like you are an idiot. I would not recommend Oishi's Property Management to ANYONE!!!

    We send in our monthly rental payment along with our notice of termination. But they told us they didn't received the notice of termination, but they got our monthly payment. Don't understand how they can cash our check but not received our notice of termination. They said they have lots of paper work that comes in everyday, and that's why they don't have time to look for our notice of termination. So we had to pay the next rent. "VERY POOR SERVICE" before and after rental. Took them almost one month before some came to fix our screen door.

    You know the saying "They don't care about the little guy", well that is the way you will feel if you rent from Oishi's! You name it and they will not do it, one renter had to purchase their own washing machine to place in their unit when all of the other units were provided with them. Trash, Graffiti, Deteriorating property conditions, Returning phone calls, Finger pointing, Excuses. . . You name it and they have and are still doing it! I will never rent from this company again, EVER!! I think the only reason they are still in business is that it is a Owners market out there, if the tables were turned and the Renters held the power they would definitely be out of business. YOU HAVE BEEN FORE WARNED!

    I am in shock at how unprofessional and rude this company is. I have only lived at my residence for 3 months, and have had nothing but problems from the staff. The blinds and carpet upon move-in where ruined and needed replacment. I always have toddlers at my house that I watch. Within 20 minutes of walking/crawling on my carpet their hands and feet where black. The garadge was filthy and black filth was all over the walls. My blinds are yellow and brown... instead of white. I take pride in how my home looks and I work very hard to have the beautiful furniture that I own. I simply asked that the "mini blindes" be replaced they are imbaressingly discolored. So one of the staff members came over to look...she said..."the blinds are functional...thats all that matters." Then prceeded to shake her finger in my face and tell me that I need to pay and additional pet deposite for my cat. I then told her its not worth it i will give my cat to my nieghbor.     Single handedly the worst company ever, i have called in several workorders that were never fixed and had to replace the items myself out of my own pocket. There customer service is horrible! They will try to get over on you everychance they get, we were told several differant storys by them when it came to moving out and they even admited o telling people that before than said they didn't and everyone knew there policy and it must be us hearing what we want to hear. You have been warned seriously move in with caution.

    Oishi's Property Management is shameful in the way they deal with their clients. As a new owner of a property under his company's management, I found Mr. Oishi to be extremely rude and unreliable. His company is VERY slow in responding to complaints and when he finally comes around to handling the problem, he acts as if he's done you a favor. Other residents in my building have also confided in me that they have been terribly disappointed with Oishi's management. I am constantly redirected to leave messages on his voicemail, which takes days for him to respond to. In one incident, it took Mr. Oishi and his company 2 weeks to respond to a leak affecting two units! What upsets me the most is Mr. Oishi's lack of professionalism and respect towards his clients, who pay monthly maintenence fees that go directly to his company.

    DO NOT RENT FROM OISHIS! Oishi Property Mangement is the worst property management company I have rented from. They allow third parties to pick up keys to enter units unattended. They DO NOT give 24 hours notice before allowing someone to enter units. We have had a rodent problem at our building ongoing for at least 8 months. They are only now contacting extermanators. Becasue of their lack in attentiveness to our needs, rodents have eaten through walls, carpet, personal property and doors. The screen doors that rodents have eaten a hole through needs to be fixed, and the company is claiming that screens are the tenants resposibility. When we reported the problem, the company told us, "just lay sticky traps all around the hole." They still have not fixed the hole in our apartment, which serves as an entry point for the rodents.     This company is terrible. Do not use them. My husband and I cleaned our house so well that someone could have moved right in. They nit picked everything and said they will charge us to have it cleaned again. Then there is a second inspection which we are not allowed to go to. They just do this to keep your deposit. I lived there just short of 4 years and took care of the house as if it were my own. No kids, no pets and rent was always on time. I knew they would do this because of how they treated me as a tenant. At the inspection I kept telling my husband, "I told you they would do this". Shame on Oishi's and also the owner for continuing to do business with them and letting them treat good tenants this way. If you call them for anything they are rude. It takes them a long time to get back with you and you have to follow up on everything.     Mr. Oishi is impolite and is actually unpleasant interacting with on a professional level. I can?t suggest renting from someone who is abrasive professionally.

    We are no longer going to rent our property, because of poor management by Oishi's. When we initially asked them to rent the property, their advertisement strategies were antiquated. We finally had to list the property ourselves to find a renter. They argue continuously with us regarding how we would like the property managed. We are willing to lose any rental income, rather than use this company.

    We switched to Osihi from Windward Isle Properties. They are doing a excellent job of "Managing" something that Windward Isle Properties CAN'T do. There have reliable people who followup on all work thats been done. Got rid of our bad tenants that Windward Isle put in there. Its like night and day.

    Do not rent from Oishi's Property Management! They play games with you to keep as much of your deposit that they can. When you check out, the property manager will say they aren't qualified or do not want to take the risk and say everything is ok. They claim ignorance. Isn't that their job, to dicern what is acceptable and what is not. Instead they schedule an inspection with their cleaning company to have them look at it. The catch is that you are not allowed to be at the inspection to stick up for yourself or to verify what they say needs to be cleaned is legit. A couple days later Oishi's will call you and say you owe such and such amount for cleaning this or that that you just spent 3 days cleaning. They say you can protest the charges but fat chance talking any reason into these people. Not only that but if you have a problem with something or you want to ask a property manager a question, don't expect to get a hold of someone.     They recently took over management of the property I live in. They don't even allow you to have a door matt outside your front door. When asked about a rodent infestation problem on the external lanai and grounds, they replied that if it is not in the building, it is not their problem. When asked about broken windows, there reply was, if it's only cosmetic, it's not a priority. They have been broken for over 6 months. It took them over 3 months to fix a leaking roof. Avoid renting property managed by this company at all costs.
