Tue Feb 08 2011Hi Everybody, First of all we would like to thank Mr. Prasanth for finally agreeing to the world that there are dues that have to be paid to us. No builder in the entire market would ever register a flat in a clients name without the full and final payment being made. In Mr. Prashanth's case the flat was registered without receiving the full payment merely out of goodwill, faith and trust but only resulted us in burning our own fingers. The payment was received only after 3 months that too only after a lot of requests. Once bitten twice shy, we would not want to take another risk with Mr. Prashanth. We still stand by what we said the last time; Prasanth please clear the dues and occupy the flat. Sales Team

Under the circumstances any attempt at your end to give undue and unwanted publicity to an order of the district forum which has been stayed by the state commission is certainly an act aimed at defaming us and bringing down our name and status in society and in the field of development. If you are to resort to any such act, we would not only merely be initiating contempt of court proceedings against you but also proceed both under civil law as well as criminal for defamation and damages against you. Sun May 09 2010Hai! I saw this page incidentally as I plan to sell my apartment and went on the net to see where Aratukulam was placed on rates at the moment, and ran into this blog. I see varied responses. However i would like to state y personnal opinion. The rate we got it at, for the location, I should say is truely value for money.Yes the apartment costed me 15 % more but this was clear to me at the outset as I had opted for changes like vitrifed tiles, better toilets, and woodwork. Yes i agree there is alittle delay, but that is with every builder and this was not bad!!! The quality ofthe construction and interiors is pretty good and i have compared this with other flats and houses outside. Please drop into my flat 508 corner flat. It is ready for occupation and i actually plan to sell it . I feel seeing is beleiving, the key is with the security, if any one is keen contact me. Dr. Reji thomas -9341231820

Fri May 07 2010I own an apartment at Royal heights by Arattukulam Developers. As far as I understand it is a completed project and have been occupied by familes. When I came across the above post( comment by Prasanth), I called up the builder to know what the issue is. I was informed that the party hasn't completed his payments and therefore the work on only his house has been stopped. I understand the difficulties posed but this also is a one sided argument. As far as i am concerned , I am happy about my deal. The marketing personnel and the team have been very cordial and polite. they helped me through to make my decisions and yes! the end result was worth it. I would say if u r interested to buy properties first know your needs, your budget,visit the sites personally, meet different builders and get one which fits your requirements. Jose James

Fri Apr 16 2010Hi Fibi, Which type of apartment you own in the project?? can i have your mail id ? I have asked around with few of the other owners of Arattukulam Apartments and most of them gave almost the same feed back as yours. There were few who wern too happy but a major chunk of them are satisfied. I am looking to buy the top floor 2BHK with private terrace. The marketing team is quoting 2600/sqft , 3.6 lacs for all amneties car park extra and another 3 lacs for the terrace. They are sweet but aren negotiating at all on the price. Please advise me if this price quoted is too hi and if there is any one whom i can approach to get further discounts??? regards, Vikas

I am satisfied with the builder on following points: - Value for money : Very moderate rate at which i got a lake facing apartments. Ofcourse there are trade of in the brands of tiles , bathroom fittings they are using but the brands are good ones only. - Complete freedom in customisation : They are open to any customisation in terms of internal structure, floorings, fittings etc . They will also reduce the amount if u are not taking any of their default items - Ready to rectify any issues you identify in their construction : lf there are any uneven plastering/tiles etc.... - Their team of designers are ready to sit with you to make any changes in your electrical/layout plans -Suprevisors assigned to various blocks so that we have a POC for your apartment - Easily approchable marketing and finance team - They even have a interior design wing if you want to go for furnitures/kitchens at reasonable rate One drawbac... Thu Feb 04 2010I have bought an apartment of these developers, its a project thats near to the begur lake. At the time of booking, these brats are really ncie to you. Some negatives about them - a) Never deliver on time b) They leave a project incomplete and work on 3-4 other projects in parallel...and bring the initial projects in a donno -when- it-will-get-completed state. c) They change plans without informing the customers. d) The lake facing apartment near begur will lose its meaning once the villas construction is over e) They have an amazingly shrewd finance guy , Joseph, who knows very well to cheat people with money. If you are not careful with the calculations, be sure of losing some money from ur pocket! If there is a delay in any of your installments being disbursed from the bank, he silently calculates the fine and keeps building up an interest of 18% , which you wont even be notified of. Tue Dec 29 2009I had purchased a flat in Lake point tower in dec 2007, at that time they had promised to deliver in june 2009 including all amenities. Also i had purchased the flat which is lake facing at a higher rate. Now the project is behind schedule by atleast 8 months and the builder is telling the amenities will take another 7-8 months to complete. On top of that they have demanded extra money for tile work, doors, switches and wc. Also now they have started another project near the begur lake which is going to obstruct the lake view for atleast the first 3 floors. The customer service is really bad and when told about the problem i was told to sell the flat if not interested!!!! I would suggest nobody to invest in their projects.

Wed Oct 21 2009I have an apartment in Earth and am pretty happy with the apartment. The quality is also pretty good. I haven faced any problems. The builder and his staff has always been friendly and helpful all the time. Saw the post above but then I hear it is a property called coconot grove villa project in e-city. Seems the company has handed over houses to everybody who has made all payments and defaulters haven been handed over the houses!!

Tue Dec 23 2008Hi, This is just my opinion and I would highly recommend that before buying from these guys, physically check out their completed and ongoing projects. If possible, talk to the people who have already bought from them. I would give them 0 stars, if that was possible. In brief, the problems I've encountered with these developers are: a. Procrastination, expect atleast a 2 year delay. b. Shoddy work - leaks, cracks, bad wood used for doors and frames, coverups etc.. c. Changes - Changes to plan and surroundings without consulation with buyers d. Extras - Be ready to pay atleast 15% more than what was agreed upon initially. e. Inexperienced and frequently changing workers - if you have told one person to do something, you can be sure it will not be done because that person no longer works there in a week or two and the new person doesn't know what was decided upon.
