    I have to be honest, after reading all the negative feedback on here about RMS, I was very leary about renting from them, but they had a house that was perfect for my family. I normally trust reviews from citysearch and yelp, but this one would have totally led me astray. I have nothing but great things to say about RMS. From the get-go, my lease application was processed immediately (I was approved the same day), they worked with me on my request for an alternate move-in date, and the very few problems I've had have been handled lightning fast and with professionalism. Both issues were not emergent issues, but were handled as such. Leslie helped me in the beginning, and she was very competent and friendly. Reed is my property manager, and he is fabulous. I recommend this company highly.

    We rented a Portland house for 11 years, and if we ever had a maintenance problem, they responded in a timely manner. Last September, after we gave our 30 days' notice, we had trouble getting out on time. So we asked for more time a number of times. Each time, they understood our predicament and allowed us to stay each time we paid a little more rent. It was a Godsend for us because we were working many hours of overtime in our jobs, particularly noteworthy because they would have liked to re-rent our house before the weather got too cold. Especially wonderful during this time was Reed Shumaker, one of the property managers there. Also great were Ryan and Leslie. Whenever we need another rental in the future, we will to contact RMS.

    This company may possibly be the worst in Portland. I had heard horrible reviews while using RMS and did not encounter a problem till we moved out. They were late on returning our secruity deposit and withheld more money than they should have. They charge us for damages that were done to the property before we moved into the unit. They also did not attach any forms of pricing for the damages, but did happen to take the money from us. They will now not call us back. ** Do not use this compnay!**

    We have been renting with RMS for over two years now. We signed a one year lease and have been paying month to month for over a year. We have not received a single increase in rent, yet we live in a high demand area in a gorgeous 3 bedroom apartment. We have had to make two maintenance calls and they replied promptly. We have been very happy with RMS

    As another reviewer noted, if I could give this company zero stars, that would more accurately reflect my experience with them. Stay away from anything RMS touches: incompetent, lazy, disrespectful. There are too many other solid options out there to subject yourself to doing business with these people.

    My ex husband and I rented from them and I should have known from the first day they were trouble. The person who was supposed to show me the house never showed up, and when I called the office he was like, "Oh yeah- sorry. Be there in 45 minutes." What non-sense! When we moved in the house had not been thoroughly cleaned- walls not painted from previous tenants, dirty bathroom, etc. The two gas fireplaces never worked the entire time we lived there and they never came to fix them. I moved out mid way through our lease and my ex got room mates. When he was late on rent they charged him $175!! That is the highest I'd ever heard of. After he told them he wouldn't renew the lease, they started bringing people to see the house with out 24 hours notice, and sometimes as late as 8 o'clock at NIGHT!!!     If I could give this place 0 stars then I would. I would never recommend RMS to anybody. My husband and flew from another state to see rental properties prior to moving to the Portland area. Upon arriving at the property we were surprised to find someone else who showed up to look at the property at the same time. Suffice to say the other person was surprised and not so happy about this as well. We were willing to overlook this and put in our application. When we were called later in the day to drop off more information we happily did so. I called to check up and see how our app was moving along and asked what I could do to speed up the proccess. We were told no and that we would hear from them the following Monday. Well on Tuesday I called (because no one called me Monday) and found out that someone elses app that was turned in after ours was approved 1st and they were going to get the property.     We have used RMS for over two years. Kevin McMullen has been outstanding. Our property has been maintained well, necessary repairs have been taken care of immediately. Bids for work have been fair and workmanship was good. Our two rentals have been continuously occupied by the same tenants for over two years. We have recommended Kevin and RMS to close friends. Our experience has been 100% positive.

    Rental Management Services has been great to us for over a year and a half. We email them and they call us or email us back the next day or day of our email. We consistently have a response pretty quickly. I've read bad things about them, and we had some initial communication breakdowns in the beginning, but nothing major, and it seems like they are really trying hard to have good customer interaction and service. I think they sometimes have a delay because of getting approvals from landlords? Maybe that is where some of the other people's problems stem from?

    EVERYTHING WAS BAD! WHEN I APPLIED THEY TOOK APP AND DEPOSIT AND THEN SAID THEY RECEIEVED ANOTHER APPLICATION AND WAS DECIDING BETWEEN THE TWO. PLEASE! THEY CHOSE ME BUT COME TO FIND OUT THE HEATER DIDN'T WORK. THEY DROPPED OFF SPACE HEATERS! OH MY GOD. THEN AT THE END OF THE LEASE THEY WANTED THE PROPERTY BACK. WILL I GET MY DEPOSIT? HOW OBNOXIOUSLY RUDE! I AGREE TO TURN THEM INTO THE ATTORNEY GENERAL OR MAYBE START A CLASS ACTION LAW SUIT. BEWARE!

    When I was in college, a couple girls and myself rented from them. We had few problems, so when I decided to get my own place I rented through them again. MISTAKE. I called for about TWO months to get someone out to the house to fix my broken washing machine. Finally, almost three months later, a technician came out and in less then an hour fixed it! THREE MONTHS! They also told me when I called to complain about the GIANT spiders surrounding my house that there'd never been a problem before. So instead of sending someone out to look (I could ride these spiders!) they told me to go buy spray and they'd reimburse me if I sent the receipt. $8 later I still have huge, potentially poisonous spiders all over my house. You can call them with something urgent, like six times a day, and they won't call you back for days, sometimes weeks! And when someone does call they hardly have any idea as to why!     I purchased a brand new loft in Portland as an investment and asked RMS to manage it for me (I live out of state). Well, it was a disaster...three months later they still had not found a tenant. I mentioned the situation to my daughter who lives in San Francisco, she posted a notice on craigslist, then had a friend of hers in Portland show the unit, and I had a great tenant in 4 days...RMS went ahead and did process the lease for me (I had given them a $500 fee initially) but even then it was a hassle, they messed up the first lease, then after it was corrected and signed I had problems getting the paperwork sent to me.

    I just jumped on here to get their address (which is wrong and they need to update it) but checked out the reviews and was REALLY surprised at the negativity. I like renting from them. When I moved in which was about a year ago Leslie had everything arranged, no surprises and Ive always gotten a good repsonse to maintenance, etc I'll stay with them for sure

    I recently moved here from out of state and rented from RMS, and I'm surprised to see the bad press. They treated me fairly all through the process - explaining what happens with applications, giving me a copy of the rental agreement before applying, scheduling a 2nd showing of the home, getting their maintenance guy out quickly, etc. There were a few hiccups along the way (the old fridge broke soon after move-in, the sink drain leaked) But everything was handled quickly and resolved. I was able to get a reasonably priced place in the area I wanted, and moved in within a week! Maybe I see it differently since I rent out my place back home, and see it from the owner's side. In my case, the renters barely cover the mortgage, so having to get a new fridge would be a big deal! I hope the people I hired are doing as good a job for me as RMS is doing for their clients.

    My friends and I recently viewed and applied for a house through RMS. We viewed the house, were offered applications and the process was a complete wreck from there on out. We were told by leasing agent "Ryan" that all the monthly incomes would be pooled and that the company would work with us and the owner to achieve a desired result, yet once our applications were in and they received our fees , we heard nothing from the company. I am fully cognisant of the fact that we are graduating from school, therefore making less money than desired, but on our applications we presented more than 3 times the cost of rent, even offering to pay first and last months rent. Rather than working with us as promised, they never even gave us a call back, even after multiple attempts. We had to hear through a friend who was looking at another house with RMS that our application was unlikely to be accepted. I am severely disappointed with how we were handled by RMS.     I am new to Portland and have been a renter in several different cities for pretty much my whole life. I "landed" here without a place to stay and crashed on a friends couch, expecting to look for apartments for the following week. I e-mailed about 50 different people on craigslist looking through all the classified ads, and only got two replies within the first hour. Some psycho who wanted me to sign my life away in his creepy basement, and Ryan with Rental Management Services. I had a bad experience with a management company a few years ago so I was hoping to rent from a private party but the place looked nice so I thought I'd see it anyway. Ryan set up a time to meet me that afternoon, showed me the apartment, and even waited while I filled out the application at the place to take to their office.     These people really seem like awful human beings! After renting for years (and we are DONE after this fiasco), in various cities across the country, I've never encountered such negligence and rudeness from a company that is supposed to be servicing us and their client. First of all, they will not fix the problems. You cannot even get a call back about the problem! I've never been treated so rudely by the office manager and our property manager's service is subpar. When beginning the renting process, you will deal with every person in the place, and no one ever knows anything. Secondly, their client, the owner, is doing the work for them! NEVER have I met an owner so quickly in a rental arrangement. He had to call me and come to our place to assist - isnt that why this company is being paid - to do this work for the client?
