    I moved into a Capital Property Management property almost a month ago & so far I have no complaints. We'll see if that changes. It makes me nervous to read all the bad reviews on here. My experience was nothing but pleasant. I enjoy their on-line catalog of available properties. When I called to schedule appointments they were very friendly and flexible/open with my schedule. Never, EVER, did I speak with anyone rude. I met with Nikhil at one property & Cliff at another & both of them were very nice & helpful men. Quick responses, on time, well organized & informed - I throughly enjoyed both of them. When signing the lease everything went smoothly. Any questions I had were taken care of promptly via telephone & fax. Moving in was a breeze and so far I have no major complaints with my apartment. I do think it could've been cleaner upon move in but I agreed to move in despite the un-cleanly conditions. All in all, good people & good experiences! I hope it stays this way!

    If you are thinking about renting, take pictures of your move in. Keep a box of every correspondence and maintenance request (do them in writing).

    I'm a current tenant of one of their properties and I REALLY wish I had checked out their reviews before I signed a year lease with them. They're generally rude, snide, and not helpful when you call them with a question or a concern. They will charge you a fee for ANYTHING they can, although effective Jan 2010 the laws in Oregon are changing and they're not going to be able to do that anymore. Interestingly, if you look at the "newsletter" page on their website they make it sound as though they've decreased their fees because they're nice people, when the reality is it will be THE LAW in only a few months. Unfortunately for us current tenants, we'll never see our nonrefundable fees ever again... Going through the application process with them was a nightmare, and I dished out almost $300 in nonrefundable fees to them. I would never ever rent from them again!     Slumlord : noun. An owner of slum property, especially one that overcharges tenants and allows the property to deteriorate. Suffice it to say if you care about being told the truth, and if you care about your living environment, and you wish to live as stress-free as possible...you may be advised to consider checking elsewhere.

    Document EVERYTHING - EVERY conversation, and you should be okay. Everyone you speak with will give you a different answer.

    This company basically acted like my problem was insignificant compared to their time. Even though I am paying them to rent, they pretend like I am an annoyance. They don't return calls. once contracts are signed, good luck getting a response. Their customer service basically told me to f--- off. Stay away from these low lifes. I would rather live in a Denny's bathroom then rent from them again.

    I have lived in a Capital Property Management building for 2 years and am moving out as soon as possible. I'm dreading what I'm sure will be a battle over my security deposit. Capital Property Management manages beautiful buildings in great locations all over Portland. If only they maintained them. They are impossible to get on the phone and the maintenance staff rarely responds to emails. When the maintenance staff does attempt to fix something they do poor work and take months to complete projects. I can't believe that any building owner would entrust this company to manage their buildings- these buildings get a minimal amount of care. When we had a major flood in our building last month and the ceiling in the hall was cracking under the weight of the water I asked the maintenance staff if the ceiling could fall in. Their answer?     If you avoid this company, it will save you in the end. After 5 years of living in their property, they charge $400 to paint, what they call," the areas of excessive damage", which was" a hallway". $400 for not even a gallon of paint and less than an hour of work!!?? They are unscrupulous,disgusting, loathsome people; the entire company is made of ruthless liars.

    Never Rent from these people. They take your deposit when you do everything you can to leave a place more clean than you receive i.

    If you choose to rent from these people be prepared. Document everything! Their staff of rude, unhelpful twenty-somethings go out of their way to make you feel like an annoying commodity at best, at worst they will lose your paperwork, rent checks, and because of their screw-ups you will have the constant threat of being evicted. This unprofessional behavior has been characteristic of this company and its management for years. As the other reviewers mentioned, they apparently feel that your deposit is fair game and will trump up excuses to get all of it. And add more fees to boot! My place was spotless and was left cleaner than when i moved in. That didn't stop them from trying to keep my deposit and providing me with a list of 'charges' Good thing I took pictures. Seriously, you will be more at home at Dignity Village than renting from these people.

    AVOID AT ALL COSTS!!! 1) After repeatedly saying I needed to move in on the 1st, they set my move in date for the 10th. 2) The heat was blasted so high all winter that I had to sleep w/ the window open AND I WAS CHARGED for heat I couldn't control. My bill was an average of $100 A MONTH for a one-bedroom apartment and my appeals to have it turned down were ignored. 3) THEY LOST MY RENT CHECK AND LIED ABOUT IT. The first I heard of this was in the middle of the month when they THREATENED TO EVICT ME and CHARGED ME MULTIPLE FEES. (I KNOW I sent the check, and was never returned in the mail for a bad address or anything). Some of the fees were miraculously removed, which makes me believe they realized their error but didn't 'fess up to it. 4) They ATTEMPTED TO KEEP 4/5 of MY DEPOSIT for minor damage that I was willing to pay an appropriate amount for.     I lived in a Capital Property Management apartment for a year and a half. They were completely unresponsiveness to any questions and/or repairs requests and we had no property manager anywhere to be found. We later found out he lived in Gresham while we lived in close in south east Portland. Even the smoke alarm had dead batteries for the first 4 months and we did not discover this until the yearly inspection. The move out was the worst. We cleaned for two and a half days until the place was spotless. When we moved in, the ceiling and walls had brown streaks everywhere that they refused to clean. We noted the marks on the move in sheet, but when we moved out, they charged us all of our deposit and additional charges for paint. Also, they now are renting the very small apartment for $115 more than we rented it for. Ridiculous. Also, the young woman that works reception is extremely rude, for no reason at all.

    Stay away from this property management company. They indeed are rude and unethical. You finish your conversations with them feeling they know they are "better than you." When you move out they refuse to do a walk through with you and then will keep your deposit and try and charge you for wear and tear items. Many of their apartments are in poor maintenance condition with falling hazards and other unsafe conditions. IF AT ALL POSSIBLE STAY AWAY FROM THIS BUSINESS.

    After calling multiple times without anyone answering their phones, I finally talked to someone regarding an apartment that was advertised for rent. The lady was extremely rude and was pretty much unwilling to give me any information about the apartment because "it was not in front of her". I had an experience about a year earlier when a leasing agent never show up at a property when I had scheduled a showing. This company has a lot of apartments in good areas of town, many of them are very cute, but the people that work for it are horrible. I would never rent a property from them or even attempt to contact them again just based on these two individuals that were representing Capital Property Management.
